An EICR is a formal report on the safety and condition of the electrical installations at a property — wiring, sockets, consumer unit, earthing. By law, residential landlords in England must hold a valid EICR every 5 years (or after a change of tenancy if older than that).
Without a valid EICR you can't legally let a property in England. Local authorities can fine you up to £30,000 per breach. Insurers will void cover after a claim if a valid EICR can't be produced. Tenants increasingly ask for proof before they sign.
